How water heaters fail

Tank water heaters store heated water and keep it ready for use. Gas models heat water with a burner at the bottom of the tank, venting combustion gases through a flue that runs up the center. Electric models use heating elements inserted into the tank. Both rely on thermostats, safety controls and a pressure relief valve, and both contain an anode rod that sacrifices itself to protect the steel tank from corrosion.

Many water heater problems are repairable. Failed heating elements, faulty thermostats, worn thermocouples or flame sensors, clogged burners and faulty gas valves can often be replaced. Sediment buildup that causes rumbling and reduced capacity can sometimes be flushed. Leaks from valves or fittings can be fixed.

Other problems signal the end of the tank's life. A leak from the tank itself, usually caused by internal corrosion, cannot be repaired. Water heaters that are well into their expected service life and need expensive repairs may be better candidates for replacement, and we explain those options when they apply.

Tankless water heaters heat water on demand and have their own maintenance needs, particularly descaling in areas with hard water. Error codes, ignition failures and flow sensor problems are common repair calls. If your water heater is part of a commercial system, our Commercial Plumbing Repair team handles larger units and recirculation systems.

Water heater symptoms we diagnose

Some symptoms point to specific parts, while others need testing to pinpoint.

  • No hot water at allGas units may have a pilot or ignition problem. Electric units may have a tripped breaker, failed element or tripped high-limit switch.
  • Hot water runs out quicklyA failed lower element on electric units, sediment buildup or a broken dip tube can reduce available hot water.
  • Rumbling or popping soundsSediment on the tank bottom traps water that boils and pops as the burner heats it.
  • Water leaking around the heaterLeaks can come from fittings, the relief valve or the tank itself. The source determines whether repair is possible.
  • Rusty or discolored hot waterRust in hot water can mean the anode rod is depleted and the tank is corroding internally.
  • Relief valve dischargingA relief valve that opens may indicate excessive pressure or temperature, or a failing valve, and should be checked promptly.

Our water heater repair process

Most repairs are completed on the first visit when the needed parts are in stock.

  1. Safety check

We confirm gas supply, venting and electrical safety, and inspect the relief valve and discharge pipe.

  2. Diagnosis

Heating elements, thermostats, ignition components, gas valves and controls are tested to identify the failed part.

  3. Tank inspection

We check for tank leaks, corrosion and sediment, and inspect the anode rod where accessible.

  4. Repair

With your approval, failed components are replaced and the unit is tested through a complete heating cycle.

  5. Recommendations

We note any signs of approaching end of life and explain maintenance that could extend the heater's service.

Repair or replace?

Repairs make sense when the tank is sound and the failed part is a replaceable component such as an element, thermostat or ignition part. On water heaters approaching the end of their typical service life, a major repair may only delay an inevitable replacement.

A leaking tank always requires replacement. When replacement is the better option, we discuss tank size, fuel type, efficiency and whether a tankless unit might fit your household's needs, so you can make an informed decision.

Flushing and anode rods

Sediment from minerals in water settles on the bottom of the tank, reducing efficiency and causing noise. Flushing the tank periodically removes some of that sediment. Heavily sedimented tanks may not flush completely, and flushing very old tanks can sometimes reveal leaks that sediment had been sealing.

The anode rod is a metal rod that corrodes instead of the tank. Once it is depleted, the tank itself begins to corrode. Checking and replacing the anode rod every few years can meaningfully extend the life of a tank water heater, especially in areas with aggressive water.

Temperature, pressure and safety

Water heater thermostats are often set higher than necessary. Many households find a setting around 120 degrees Fahrenheit adequate, which also reduces the risk of scalding. Some situations call for higher storage temperatures, often combined with mixing valves at fixtures, and we can discuss what fits your household.

The temperature and pressure relief valve is a critical safety device that opens if tank pressure or temperature rises too high. It should never be capped or plugged, and its discharge pipe should run to a safe location. If the valve drips or discharges, have it checked promptly. In homes with closed plumbing systems, a thermal expansion tank may be needed to control pressure.

Tankless water heater maintenance

Tankless units heat water as it flows through a heat exchanger. In hard water areas, minerals can build up inside the heat exchanger, reducing performance and triggering error codes. Periodic descaling with a flushing kit removes that buildup and keeps the unit operating efficiently.

Inlet filters and screens should be cleaned periodically, and venting on gas units should be inspected for damage or blockage. Many tankless issues show up as error codes that point technicians toward the problem area, which speeds diagnosis. Where frozen pipes have damaged plumbing near the heater, our Frozen Pipe Repair service can address the surrounding lines.

Gas water heater venting and combustion air

Gas water heaters produce combustion gases that must vent safely outdoors. Most standard models use natural draft, relying on warm exhaust rising through the flue and vent pipe. A vent pipe that is disconnected, corroded or blocked, or a chimney that has deteriorated, can allow exhaust gases to spill back into the home.

The water heater also needs enough combustion air to burn properly. Enclosing a water heater in a small closet without adequate air openings can starve the burner and cause poor combustion. During every repair we inspect the vent connection and look for signs of spillage, such as scorching or corrosion at the draft hood, and we recommend working carbon monoxide alarms in homes with gas appliances.

Water heater repair questions

Popping or rumbling usually comes from sediment on the bottom of the tank. Water trapped under the sediment boils and pops as the burner or element heats it. Flushing may help, depending on how much sediment has accumulated.

Leaks from fittings, valves or connections can often be repaired. A leak from the tank itself cannot be repaired, and the water heater needs to be replaced.

Tank water heaters commonly last around eight to twelve years, depending on water quality and maintenance. Tankless units can last longer with regular descaling.

Common causes include sediment reducing tank capacity, a failed lower heating element on electric models or a broken dip tube mixing cold water into the hot supply.

Many households use a setting around 120 degrees Fahrenheit, which balances comfort, efficiency and scald prevention. Some households have reasons for different settings, which we can discuss.
